I am a Licensed Professional Engineer and Real Estate Professional with over 25 years of experience in Real Estate including; Site Development, Building Design, Approvals, Construction, Facility Management, Engineering and Project Management. Having worked as a Real Estate Executive for a Developer for many years, I am very familiar with what is required for Development, Construction Loans and Property Transactions.

Phase I Environmental Site Assessment (ESA):

All Phase I Environmental Site Assessments (ESA) are performed in accordance with ASTM E1527-13 standard practice for Environmental Site assessments: Phase I Environmental Site Assessment process. An ESA report will be provided which will identify any environmental concerns which could prove to be a finical liability and negatively impact your property value. The ESA protocol is specifically designed to be conducted prior to escrow closing to protect you from assuming an unknown environmental liability.

Property Condition Assessment (PCA):

All Property Condition Assessments (PCA) are performed in accordance with ASTM E2018-15 standards. A Property Condition Report (PCR) will be provided which identifies the observed building condition, any deferred maintenance and associated cost. The PCR will aid you in the financial evaluation of your property.

Construction Loan Draw Inspections:

A comprehensive review of the draw application funding request as compared to percentage of construction work complete, materials on-site and remaining funding for balance of work to be completed.
